OUR SERVICES AND FEES

 

Service Options

 

The following Services are included in each service option:

 

Service Option A - Let Only

 

  1. Property rent appraisal and market conditions advice
  2. Unlimited marketing until let
  3. Unlimited accompanied viewings until let
  4. Tenant soft credit checks carried out on consenting applicants
  5. Tenant referencing where required
  6. Check-in inventory (additional costs may apply depending on property size)
  7. Prepare agreements between landlord and tenant
  8. Arrange a guarantor if required (additional costs may apply if multiple guarantor applications are considered)
  9. Obtain and lodge deposit where required
  10. Obtain and distribute the first month's rent where required

 

Fixed charge to the Landlord for Option A - Let only service is £550.

 

The applicable charges will be due at the start of the tenancy agreement and will be subtracted from the first month's rent. If the first month's rent is insufficient to cover these charges in full, the landlord agrees to pay the remaining balance through an invoice, which will also be issued at the beginning of the tenancy agreement.


 

Service Option B - Full Management

 

This service option includes those services listed for service option A with the addition of the following:

 

  1. Continual Collection of Rent and Other Payments
  2. Monthly statement of accounts via the Payprop payment system
  3. First property inspection at month 3 of the tenancy
  4. Deduct monies for dilapidations, maintenance
  5. Coordinate tenant check-out activity
  6. Advise utilities of tenancy start and end date and meter readings (in partnership with a third party where appropriate)
  7. Advise council tax of tenancy start and end date of tenancy agreements (in partnership with a third party where appropriate)
  8. Additional rental statements and documents for accounting purposes

 

Service Option B - Full management service fee is 14% of the total rent collected on behalf of the Landlord every month for the full term of the tenancy.

 

Subject to minimum invoice value of £50 per property per month.
